That accounts for about 16% of his portfolio.  That would be one well placed bet.

She is a dream borrower.

I have one other borrower like her as well. I think I put $500 on him, tried to get him to refi (before second loans were available) for a lower rate and was going to take down the whole loan at ~6K, but he wouldn't bite.

Prior $7.5k payoff a year earlier really did speak well of their understanding of debt.  Looks like you successfully identified a truly hard working young couple who more or less have their head screwed on straight & provided an honest description.

Hopefully their house rehab works out well for you.  That appears to be one of big parts of the risk.  Especially in a down market, they might not be able to flip their investment that fast.

*My own calculations put me closer to 1.5% ROI at this time.  I'm not sure why LendingStats has me (or many others) so high.
